Big Hit to build a new "empire" amid Korean showbiz's wobble


While the whole Korean entertainment industry are under influence of Burning Sun scandal and Kor-Jap tense relation, BTS's management agency still continues their business expansion.

Yongsan Trade Center, where Big Hit plans to move in in May 2020, is being constructed with the goal of being completed in November this year. This new building is considered the landmark of Yongsan Station and is judged to be in the location with excellent traffic conditions. Not only does it have a favorable location right at the triple subway station area connected to Yongsan Station, Sinyongsan Station, Ichon Station but the building is also located near the intersection in the north of Hangang Bridge. Moreover, it even has a view of Ichon Hangang Riverside Park. Reportedly, this building has leading facilities, including a large-scale office with an area of over 470 pyeong (equal to 1,343 m2), 11 elevators (including an elevator for emergency use) and access floors in all floors. The building contains 19 floors above ground, 7 basements, and is capable of providing parking areas for 212 vehicles regardless of types.

The interest in the real estate market has skyrocketed after Big Hit announced to rent the entire Yongsan Trade Center in July. Earlier, the terms of the building's rental contract include the average rental fee of 1.7 billion won/month (90,000 won/pyeong) and the estimated administration fee of 680 million won/month (36,000 won/pyeong). However, there is speculation that the contract terms will change when Big Hit becomes the tenant. The reason is that this rental contract for the entire building is quite unusual for a stable entertainment company like Big Hit.

Small real-estate-related meetings have also conducted research on Big Hit and BTS. It is known that there are also meetings to explain in detail the ARMY fan club scale, BTS' songs and their popularity. On many real estate online blogs, there also are various articles on the topic of BTS and Big Hit's new headquarters building. One person who attended the meeting said, "Because Yongsan is the top expensive area of Buchon, Seoul, after hearing that BTS's management company relocated there, we are researching various related topics such as investment, start-up."

Recently, Big Hit announced the consolidation of the company when it is about to move the headquarters to where the conditions are better. This company also informed the launch of a girl group project by recruiting Min Hee Jin - SM Entertainment's former CEO who once created the concepts for SNSD or superpower worldview of EXO - to become the chief brand officer (CBO). Besides, the company increased its scale of management when acquiring Source Music - GFriend's management company - to set up a subsidiary. In addition, Big Hit owns subsidiaries BeNX in charge of IT platform and BeOrigin undertaking publishing. Typically, BeNX created the fan community Weverse and is operating the fan clubs of BTS, TXT, GFriend.

Stock specialists shared, "Although BTS is creating a 'fever', investors in entertainment companies are still calmly looking at the growth of the entertainment industry. Big Hit has no specific stock listing plan and will not appear to be on the stock market this year. This company is expected to bring a positive wave to the entertainment industry." Real estate experts stated, "Because Big Hit announced they would create space for fans, Yongsan will probably emerge as a new Hallyu sightseeing area. As the Gong Cha store in LS Yongsan has done a great job thanks to Wanna One, the number of people who came to consult opening convenience stores or coffee shops around Big Hit's new building has increased significantly.”

you can't not feel sorry for the companies that are in jeopardy but you have to admit, BigHit is transforming into a global business (from being close to bankrupcy)
